Payment due dates

Rent is due on the 1st of the month and late if not received by the 5th of the month.

We recognize that many things can happen where it concerns rent; rent can really be lost in the mail, employers can delay the tenant’s paycheck, there are real tenant emergencies, and more. Our team make a serious effort to determine why the tenant is having a problem. We will typically not contact the owner unless our management team determines there is an ongoing rent issue.


Notice to pay or quit

If rent is not received by the due date, A timely 3 day notice to pay or quit is delivered. We make every effort to mail and post notices properly should legal action be required. If our team determines the tenant is not going to pay the rent during the notice to pay or quit period, or shortly thereafter, we file an eviction suit against the tenant for possession of the property by the 15th of the month, if not sooner.

Other notices

Our team serves notices as situations warrant, such as a notice to clean up the landscape, a notice to enter the property, a notice to perform survey/inspections, a notice regarding an illegal pet, illegal tenants, etc. These tenant violations may be in the form of a letter or a legal notice form. Often, these notices are simply to correct minor tenant problems and most tenants comply. However, if necessary, management will contact the owner to discuss the situation.

Our policy

Our management team has years of experience handling the myriad of tenant difficulties that can occur. While our focus is on obtaining quality tenants, even good tenants may have problems. We face each issue with goodwill and common sense, follow landlord/tenant law, and use the appropriate documentation. Diligently documenting tenant problems is necessary in the event that legal problems do arise. While this is uncommon and we use best practices to avoid these situations, it is vital to lay the framework regardless.

Legal issues

Although we work diligently to avoid actions such as an unlawful detainer or eviction proceeding, they are sometimes necessary. In the event any legal action is required, our team will contact the owner prior to taking action, discuss what is needed, and obtain owner authorization, if so desired. All courts cost and eviction costs will be at the owner’s expense and deducted from their monies as a regular expense. We do not charge any additional fees for eviction proceedings.
