Before moving...

 

Security deposits

Payment plans on security deposits are not permitted (unless with owner approval) – we require all funds paid in full prior to renting the property. Applicant(s) are required to pay a $50 application fee per applicant over the age of 18. We also requires that the applicant pay the full deposit at the time of application. . If the applicant is approved, the security deposit is deposited into the tenants trust account.

Lease agreements

Once approved, all applicants have 2 days in which to sign the lease agreement. At the time of move-in, the first months rent is required in full. If moving in mid- month, tenant pays a full month at move in and a prorated amount in month two. All persons 18 and over, including adult children, are required to read and sign all rental/lease agreements.

Walk-throughs

The condition of the property is documented prior to move-in during the previous move-out and during the make ready process. We make detailed notes and photographs of the property condition each time the property is turned over. Residents are encouraged to thoroughly document the condition of the property before move-in and upon move-out and to make use of the Move-In Condition form provided at the time of the resident’s initial move-in.

Preparing your tenants

 

Tenant handbook

 

Residents receive this at the time of move-in. This detailed booklet gives them additional information on how to care for the property, report repairs, maintain the property, make timely payments, how to give proper notice to vacate, leave the property in good condition, and more.

 

Education and preparation

 

Taking the time to prepare tenants for their residency is another step toward a successful tenant/landlord relationship. Additional forms that the tenants may need are included with the tenant handbook. We are committed to leaving both our landlords and tenants well informed.

 

Disaster preparedness

 

We also provide tenants with a specialized handbook to help them to prepare for emergencies or disasters. There are conditions where we cannot immediately assist them if there is a major emergency or disaster. We want them to be prepared.
