Here’s what goes into getting your property ready to go.
Preparing the home
When prospective tenants view your house, we want the property to look its best and compete with area rentals. After your home is vacated, we’ll conduct a thorough walkthrough to determine if any damage is present. Our management team will contact you to discuss the details of your vacant property and recommend any maintenance that may be needed.
Determining the rent
Supply and demand determine the rent. If there are multiple similar rentals available in the area of your property, it is necessary to be very competitive. If very few are for rent in the same area, it can make it easier to rent the property and we may be able to list higher. Markets change quickly and our team always advises owners on the current rental market in order to get you top dollar after as little time on the market as possible.
Setting standards
We work diligently to rent the property as quickly as possible, but we also believe that the most important objective is to have a quality tenant. (Note that we do not charge vacancy fees). Any management company can rent properties quickly if they do not have standards for obtaining good tenancy. However, bad tenants will only create more expense and another unwanted vacancy; therefore, waiting for the right tenant is worth the additional time it can take to rent the property.
Marketing Efforts
Signage
Our team displays ‘For Lease’ signs prominently as soon as we are notified of an impending vacancy. Each sign carries a phone number that is directed to our leasing agent 24 hours a day. Additionally, our signs prominently display our website which provides all the specific unit information about a property. The caller can immediately access the property and showing information 24 hours a day.
Publications
We host an availability ‘hot sheet’ that lists all vacant properties and upcoming vacancies. We text or email this to all prospects when they inquire about properties.
Investor Network
Through close connections with many investors and tenants, we are often aware of leasing needs and can match a tenant to a property based on networking, website postings and social media.
